Max Consult.Bg Ltd. is a consultancy company which works well and knows the estate market in Bansko and the region. It has consulted the project as it has secured the deal for purchasing from land’s owners and for unifying the definite estates and changing the statute of the same with DDP – CP “for a residential building” and the choice for the senior designer for the investment intention of the owner, conducting of all procedures with changing the statute of the agricultural land, designing and organizing the commenced construction. It has provided mediation and consultancy for selling the construction right for the foreseen for erection building. Following oversight and project revision with the purpose of preparing it as per the requirements and market demand.

The project Alpen - NoNaMe - Bansko has been entirely developed by the supervision of consultancy house Max Consult.Bg Ltd., represented by managing director Nikolay Valkov.

The residential four-storey building “Alpen” with underground parking lot in estate 152034, Bansko is freely standing with exposure of long façades to the north-south.

The building distances to the side borders of the landed estate are up to 4.35 m, up to 5.00 m to the face of the estate and up to 6.00 m to the estate bottom.

Description: The building has a composition of monolith reinforced concrete. The façade walls are of 25 cm bricks, heat insulated with styrodur and the partitioned - of 12 cm. The roof has a 47 % basic slope and is finished with wooden construction, wooden bordering and bitumen tiles. The heat insulation is situated on the reinforced concrete slab over the last floor and part of the sloped roof.

The architectural project has been consorted with all acting in the Republic legal articles and regulations, as well as the investors’ requirements.

Architectural decision: The building is four storey with ground floor and under-roof floor.

There are entrance lobby, two staircases with elevator, lobby-bar, ski school, Internet, souvenir shop, reception, security, premise for the electricity panels and apartments on the ground floor. Apartments are disposed in the second, third and forth floors. Attic storage rooms and apartments are located in the under-roof floor. There can be found restaurant,, bar, swimming pool, fitness, sauna, steam bath, ski wardrobe, underground parking places, storage and installation premises.

Façade design: Architectural outlook with traditional materials has been searched - stone, wood, mineral plaster with two kinds of nuances – close to the old architecture of Bansko, the nature and the mountain.

The ground floor of the building is executed with a suitable stone revetment, intercepted with horizontal props. The floors have been finished with mineral plaster; balcony rails are wooden and end with wooden hand-grip. The joinery is of plastics, having the color of the wooden components. The wooden props are carrying wooden eaves of the roof. All covering slopes are finished with tiles.
