High Land Lodge is a luxurious building containing 37 superbly designed apartments including Sauna, Jacuzzi, Lobby Bar, wireless internet, ski storage, lift and 15 underground garages. The architects have incorporated a communal top floor viewing terrace as part of the design for the benefit of all apartments. The development also benefits from a communal garden with barbecue area that will be enjoyed in the summer months.

The plot of land where High Land Lodge is located just 300m away from the existing Gondola lift station.

High Land Lodge is the 5th building to be built in Bansko by the award winning developers. Previous developments Glazne 1, 2 and 3 and Bondis have impressed our clients by their attention to detail, design and location. Finished apartments are now sought after by discerning and quality conscious buyers.

High Land Lodge is situated in the new western part of town and benefits from new low density planning regulations.

Max Consult.Bg Ltd. is a consultancy company which works well and knows the estate market in Bansko and the region. It has consulted the project as it has secured the deal for purchasing the estate from land’s owners and changing the statute of the same with DDP – CP “for a hotel” and the choice for the senior designer for the investment intention of the owner, conducting of all procedures, designing and organizing the commenced construction. It has provided mediation and consultancy for establishing the construction right for the foreseen for erection building and the purchases.

The project High Land Lodge - Bansko has been entirely developed by the supervision of consultancy house Max Consult.Bg Ltd., represented by managing director Nikolay Valkov.

Situation: Apartment hotel for recreation and tourism in estate ¹ 151005, Shipotzko Locality, Bansko is freely standing building.
The building distances to the borders of the landed estate are substantially more than the foreseen ones by the designing visa of Senior Arch. Of Bansko Munisipality, dated 04.08.2005.

Description: The building has a composition of monolith reinforced concrete. The façade walls are of 25 cm bricks, heat insulated with styrodur and the partitioned - of 12 cm. The roof has a 25 % basic slope at two levels and is finished with wooden construction, wooden bordering and tiles on concrete carrying, covering construction. The heat insulation is situated together with the wooden construction. Underneath it – casing of fire-resistant gypsum carton.
The architectural project has been consorted with all acting in the Republic legal articles and regulations, as well as the investors’ requirements.

Architectural decision: The building is four storey with ground floor and under-roof floor. There are entrance lobby, staircase with elevator, living room with lobby-bar, ski wardrobe, Internet premise, sauna, Jacuzzi, door-keeper, room for main electricity panel and apartments which are located in the ground floor. Apartments, grouped around the middle staircase with upper illumination are located on the second, third and forth floors. The under-roof lodgings and common covering terrace are located in the under-roof floor. Underground parking spaces, basements, installation premises and kitchen under investor’s request are to be found in the basement. The stairwell doors, turned to the basement are metal and fire-resistant.

The stairwell is designed as an independent space in every floor. Here, water and fire-precaution hydrants are foreseen, as well as emergency illumination with signboards, indicating the exit.

From the lobby-bar, there is envisaged emergency /second/ fire-precaution exit.

Façade and interior design: Architectural outlook with traditional materials has been searched - stone, wood, mineral plaster – close to the old architecture of Bansko, the nature and the mountain. The main element is “kobilitza” /yoke, cowl staff/ which is executed in façade and plan.

The ground floor of the building is executed with a suitable stone revetment. The floors are finished with mineral plaster, the rails and ceilings of the balconies are wooden. The bays and eaves are designed with decorative plank bordering. The bays are edged with horizontal and vertical wooden outlines. There are two embellishing wooden columns on the front door, ending with a wooden medallion. The joinery is plastic, having the colour of the wooden components. All covering slopes are finished with tiles.
The elevator shaft is treated as a turret with ornamental alcoves. The stairs and the openings for light penetration are unrolling around it. The upper illumination is provided with 4 pieces of counter-smoke apertures. The polycarbonate coating of the common covering terrace has a metal construction, coated with wood.
