Stage: project
Max Consult.BG Ltd. has consulted and designed the project “Kosherinata Alpen 2”, as it has secured the deal for settling the legal relations with owners and the choice for chief designer for the implementing the investment intention of the investor STIL TAK Ltd., conducting all procedures, designing and organizing of the construction works. It has provided mediation and consultancy services for the land statute and for the sale of the building lease, the successive control and supervision of the project.

The project “Kosherinata Alpen 2” is entirely worked out under the supervision of consultancy house Max Consult.BG Ltd., represented by the managers Nikolay Valkov and Liubomir Dotzev.

Situation: The residential four-storey building with restaurant. SPA-center and underground parking in real estate in Kosherinata locality, Bansko, is freely constructed.
The distances to the street regulation lines of the landed real estate are designed according to the acting legislation and the issued by Chief Architect designing visa.
The height of the building is 13 m.

Description: The building has a composition of monolith reinforced concrete. Façade walls are of 25 cm bricks, heat insulated with styrodur and the partitioned walls - of 12 cm. The roof is with 25 degree inclination and is finished with wooden structure, wooden bordering and tiles on concrete carrying covering construction. The heat insulation is laid on the concrete slab over the last floor and parts of the inclined roof.

The architectural project is consorted with all acting in the Republic construction articles and regulations, as well as with Investor’s requirements.

Architectural decision: The building has got four floors with basement and under-roof floors.
Entrance foyer, reception, staircase with elevator, lobby-bar, space /garden/ for children, video hall, three shops, ski wardrobe, restaurant with kitchen and apartments are designed in the ground floor. There are planned apartments on the second, third and forth floor. The design includes games room, SPA-center with fitness, Jacuzzi, solarium, two sorts of sauna, steam bath, massages and others, parking, technical and storage premises.

Façade design: The designer has sought an architectural outlook with traditional materials /stone, wood, mineral plaster/ close by spirit to old Bansko architecture, its nature and mountain. The building silhouette is planned in compact volume.
The ground floor is finished with revetment of suitable stone. The floors are coated with mineral plaster.

The last and under-roof floor are completely bordered with wood. The balcony railings are wooden. The joinery work is plastic, having the color of the wooden components. The eaves of the building are bordered beneath with wooden wainscoting and are upheld by wooden props. /santrachi/. All covering slopes are finished with bitumen tiles, and the slopes with slight inclination with rolling bitumen heat insulation.
