The project Lavina SPA & Ski Lodge has been entirely developed by consultancy house Max Consult.Bg Ltd., represented by managing directors Nikolay Valkov and Liubomir Dotzev.
Situation: The residential four-storey building with restaurant, Spa-center and underground garage in estate ¹ 019001, Gramadeto Locality, Bansko, is freely erected with spatial exposure east-west of the two basic semi-levels of the building.
The building distances to the street regulation lines of the landed estate are 3 m to the estate bottom and more than 1/3 H to the side regulation. The building height is 13 m.
Description: The building has a composition of monolith reinforced concrete. The façade walls are of 25 cm bricks, heat insulated with styrodur and the partitioned - of 12 cm. The roof has a 25 degree slope and is finished with wooden construction, wooden bordering and tiles on concrete carrying, covering construction. The heat insulation is situated on the reinforced concrete slab over the last floor and parts of the sloping roof.
The architectural project has been consorted with all acting in the Republic legal articles and regulations, as well as the investors’ requirements.
Architectural decision: The building is four storey with ground floor and under-roof floors. There are entrance lobby, reception, staircase with elevator, lobby-bar, space /garden/ for children, video hall, three shops, ski wardrobe, restaurant with kitchen and apartments which are located on the ground floor. Apartments and attic storage premises are located on the second, third, forth and under-roof floors. There is the gallery of the restaurant with games room. In the intermediate basement, there are Spa-center with fitness, Jacuzzi, solarium, two types of sauna, steam bath, massages, etc. Underground parking lot, technical premises and the storage base of the restaurant are on the main basement.
Façade design: Architectural outlook with traditional materials has been searched - stone, wood, mineral plaster – close to the old architecture of Bansko, the nature and the mountain. The building silhouette is built of three volumes, restaurant and two semi-levels which are gradually increasing along the terrain.
The ground floor of the building is executed with a suitable stone revetment. The floors are finished with mineral plaster. The last and the under-roof floors are thoroughly bordered with wood. The balcony railings are wooden. The joinery is plastic, having the colour of the wooden components. The building eaves are edged from beneath with wooden wainscoting which are being supported by wooden props /satrachi/. All covering slopes are finished with bitumen tiles, and the slopes with slight inclination – with rolled bitumen hydraulic seal.
