Explanatory note
General part
Situation: The residential three-storey building is freely standing, exposing its façade to the street and to west.
The distances are designed according to the issued by the Chief Architect designing visa and the state regulations. The cornice level is 10 m but it is lower than the admissible one by art.72, it.2 and according to art.74, par.1 from Regulation ¹7.
Description: The building has a composition of monolith reinforced concrete. Façade walls are of 25 cm bricks, heat insulated with 4 cm expanded polystyrene and the partitioned - of 12 cm. All external constructional components (columns and discs) are insulated with 4, 5 and 6 cm active heat insulation which substantially improves the energy effectiveness of the building. The roof has three slopes and is finished with reinforced concrete, wooden casing with heat insulation and bitumen tiles.
The architectural project is consorted with all acting in the Republic construction articles and regulations, as well as with Investor’s requirements.
Architectural decision: The building has got three floors, as the ground floor is lower than the adjacent terrain average with 40 – 50 cm.
Parking places, storages, installation and laundry premises, restaurant and kitchen, and SPA-center are situated in the basement.
Central entrance for the lodgings with staircase, porter’s premises, lobby-bar and ski premises are located on the ground floor.
The residential part of the building comprises two floors and one under-roof level.
Façade design: The ground floor is finished with revetment from suitable stone. The floors are covered up with mineral plaster; the balcony railings are solid, revetted with the same stone and finish with wooden hand-grip. The joinery work is plastic with interrupted thermal bridge, having the color of the wooden components. There is a wooden prop, planned under the windows, looking to the street. The stone revetment reaches the prop of the first residential floor. To the prop of the second residential floor reach the wooden props which hold the wooden eaves of the roof. All covering slopes are finished with bitumen tiles.
