Ivan Goranov: Bulgaria remains more attractive for Russians than Spain

FOCUS: Mr. Goranov, how did things go for your company at the two expos held in Moscow and the one in St. Petersburg?
Ivan Goranov: As a whole we’re highly satisfied to detect some dynamics on the realty market. Gradually Russian consumers are settling down directing their attention mostly to Bulgaria. Spain is becoming an attractive destination due mostly to its attractive pricing segment offered at present. Prices there have dropped by more than 40% in some areas but still Bulgaria remains attractive for Russians due to a number of factors. One of the reasons is they do not feel like strangers in Bulgaria due to the warm welcome offered by Bulgarians. The second reason is they feel the Bulgarian view of life close to the Russian mind frame. Cuisine and traditions too have much in common.

FOCUS: What sort of property drew most of the interest at the expos?
Ivan Goranov: Holiday property along the sea coast retains its attraction. The demand for property in areas like Slanchev Bryag has eased slightly due to overdevelopment and interest is shifting southward where urbanization is not so perceptible and the climate is milder. Such consumers insist on the natural environment as they are bored with the concrete ambience of the big cities. The coast south of Burgas has not yet been developed to the extent this happened in resorts like Slanchev Bryag and Sveti Vlas. We have clients who prefer the coast up north in Kavarna and Balchik, where there are golf courses and the number of Russian golfers has increased.

FOCUS: What about the impact of the economic crisis? You said the market has stirred but how is the situation compared to last week, what is the tendency?
Ivan Goranov: I cannot say this year has been worse than the previous in terms of the number of tourists. The impact of the crisis was mostly felt at the spring shows when Russian consumers were disturbed by the uncertainty of the situation. At that point they were not aware of the extent of the looming crisis. Even President Medvedev held a speech recently in the Duma stating that Russia was affected by the crisis worse than expected. Still I say that Bulgaria is just a couple of hours flight away from Moscow, which too matters. Prices here are affordable for the Russians. I think they sort of adapted themselves to the crisis. I think that the worst part is over and now that they again can focus on the opportunities for spending their holidays, they will again consider Bulgaria as a good destination.

FOCUS: What about the trends in winter resorts?
Ivan Goranov: Russians are best attracted by Bansko, which they have heard much of and are best acquainted with. Bansko offers European-level conditions and overdevelopment and lack of infrastructure do not seem to be putting them off.
FOCUS: What about other places except Bansko?
Ivan Goranov: Bansko is what the Russians know best, the’ve heard less about Borovets and Pamporovo.
