Property Management

Belvedere Holiday Club is a member of the luxury chains T-Hotels and SILKY Hotels & Resorts, and will be fully managed and serviced by Bulgaria's leading Property Management Company, in partnership with the T-Hotels management group. The Club will function all year round and will welcome skiers, golfers, tourists, investors, participants in company meetings and business seminars and long-term tenants. Belvedere will be advertised internationally in brochures of the leading tour operators, providing services in Bulgaria. Special arrangements and discounts will be arranged for the owners at Belvedere with the nearby Pirin Golf Club and the Bansko Skiing Centre.

  • Management and maintenance of all relevant documentation.
  • Organization of any sort of maintenance required for the apartment, inclusive of regular cleaning, change and laundry of linen, rental preparation, daily cleaning when occupied by tourists, etc.
  • Regular communication with you the owner in case of any unexpected circumstances, and to produce at your request documentation for all expenses made with connection to the property.
  • Organization and payment of whatever expenses relating the property to third-party suppliers, including: power and water supply bills, cable TV, Internet subscription, cleaning and the general maintenance of the apartment, also repairs and renovation as required etc.
  • Web access to the bookings made by the tour operator for your apartment, so you can see the availability for yourself, friends and family, or check your rental income.
  • Organization of the categorization papers issue, licenses or similar, required by virtue of the law for the short- or long-term property renting.
  • Organization and the payment of the annual property tax and waste collection fees.
  • Organization, filling and submission of the annual tax declaration and payment of all taxes due by the apartment owner for the income related to the rental of the apartment.
  • Marketing the property to tour operators and travel agencies for renting by their clients.
  • Reception desk services and dispatcher, key services to incoming and outgoing tenants/ visitors.
  • Registration of the tenants as foreign citizens at the local police station as required by law.
  • Safe-keeping of resources on behalf of apartment’s owner which are to be used for expenses directly related to the apartment or its common parts under the terms of the actual freehold.
  • Organization, book-keeping, sfae-keeping and maintaining all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
  • Representation of the apartment owner and protection of his/her rights and execution of his/her will before whoever third-party service providers, agents, local authorities, tax administration bodies and tenants etc.

Maintenance of the Building and its Common Parts

The maintenance of the building and its common parts will be provided by a leading property management agency and will cover the following:

  • Maintenance of common parts, gardens and sports facilities
  • Maintenance, cleaning and expenses for electricity in common parts (block corridors, stairways)
  • 24-hour security
  • Standard repairs, caused by everyday wear and tear

Letting Management

Belvedere buyers who wish to rent out their apartments to tourists can take advantage of the services of the property management agency in partnership with the major international and local tour operators, offering holidays in Bulgaria to skiers, golfers, tourists, etc., including Balkan Holidays - the market leader in this field, First Choice, Inghams and Crystal.
The marketing will be run through major advertising campaigns to attract tourists to these apartments. All modern techniques will be utilized including web marketing through the leading tourism portals and reservation systems in Bulgaria: and and through the website of
Press advertising in local, British, Irish and international mass media, together with presentation of the complex at international exhibitions and travel shows.
Targeted advertising to local tour operators and travel agents, as well as the leading British, German, Scandinavian, Dutch and Russian tour operators.
Owners will be offered fixed rates per night for short-term rentals. All expenses for short-term lettings (electricity, water, cable TV, Internet) will be charged to the owner’s account. Long-term rents are subject to additional negotiation between the tenant and the apartment owner, which will be organized by us on your behalf. Usually, all expenses for long term lettings are covered by the tenants. Our experience shows that short-term rental provides a higher rental income and we expect that Belvedere apartments will bring maximum 5% rental return during the first year and approx. 8-10 % during the second and next years, after the complex gains wider brand recognition.

  • 30% third payment till the end of August 2007
  • 20% fourth payment till the end of December 2007
  • 20% fifth payment till March 2008
